Located within Redcliffe Quay, in the heart of Bristol’s historic dock area, EMBARQ is a modern and cutting-edge office development offering high-quality workspace within one of the city’s most characterful commercial districts. Working on behalf of Vibe Business Interiors, we were appointed to deliver a Cat A fit-out of the fourth floor, together with associated partition wall works to the third and ground floors.

Our role centred on a comprehensive package of internal decoration works, delivering a crisp, consistent all-white finish throughout. The result is a clean, neutral Cat A space that reflects EMBARQ’s contemporary character while giving future occupiers complete flexibility to personalise their environment through subsequent Cat B works.

The Challenge

As part of a landmark office development within Bristol’s historic docks, the project required a high standard of finish capable of supporting the building’s modern, premium positioning.

The single biggest hurdle was the extremely compact programme. The end client and landlord had set firm occupation deadlines, leaving very little time to deliver a full Cat A fit-out across the fourth floor alongside partition wall decoration on the third and ground floors. Meeting these demands required tightly sequenced working and a highly efficient use of time on site, with no allowance for delay if the finish and handover dates were to be met.

Additional challenges included:

• Delivering a full Cat A fit-out and partition decoration works within a tightly compressed timeframe to satisfy landlord and end client deadlines.
• Achieving a completely uniform, neutral white finish across a full floor plate.
• Coordinating decoration works around the construction of new partition walls on the third and ground floors.
• Delivering consistent quality across multiple floors and work areas simultaneously.
• Preparing surfaces to a standard suitable for future Cat B personalisation.

Scope of Works

The decoration package covered the fourth floor in full, together with new partition walls introduced on the third and ground floors.

Works included:

• Full Cat A decoration of the fourth floor, including walls and ceilings.
• Preparation and decoration of newly erected partition walls on the third and ground floors.
• Application of a neutral, all-white specification throughout, providing a clean and consistent base finish.
• Making good and finishing works to blend new partitions seamlessly with existing surfaces.
• Final inspections and touch-up works to ensure a Cat A standard ready for occupation.

Every surface was carefully prepared to ensure a smooth, even finish, with particular attention paid to achieving clean, crisp lines around new partitions — essential in creating a genuinely blank canvas ready for future personalisation.

Delivery

Working closely with Vibe Business Interiors and the wider project team, our operatives coordinated works across the third, fourth and ground floors to maintain programme and minimise disruption.

Given the compact timeframe set by the end client and landlord, resourcing and sequencing were planned in detail from the outset, allowing decoration works to run efficiently alongside the partition installations. This close programme management was key to hitting the required deadlines without compromising on the quality of finish.

A consistent quality-control process was applied throughout, ensuring the all-white specification was achieved uniformly across every area, from the open fourth floor to the newly formed partitions below. Careful sequencing allowed the decoration works to progress alongside the partition installations without compromising the finish or the overall programme.

The completed works delivered a high-quality, neutral Cat A space across the fourth floor, with newly partitioned areas on the third and ground floors finished to the same exacting standard.
